Woolen Mills, located in Charlottesville, Virginia, is a historic property dating back to the late 18th century although the current building dates to the early 20th century. The 114,000 SF repurposing / re-development will turn the previous factory into a residential and commercial mixed-use property.
A complete MEP and FP replacement was required to maintain the appearance of the 1930s building while repurposing the warehouse / factory space into contemporary office spaces, restaurant spaces, and retail spaces with the future possibility of transitioning additional space for apartments. Creative MEP solutions were applied to work around a flood plain, coordinate thermal envelope improvements to maintain historic appearance with massive glazing while improving energy efficiencies, and maximizing usable space by reducing required MEP spaces in places that have high construction costs per SF.
Inversity worked closely with prospective contractors on budget restrictions to optimize the Owner and the tenant. This project was completed in April 2020.
